Assumptions
Stated, because a number you cannot check is a number you cannot trust.
Marla and kanal are standardised here to the Punjab and Haryana values. Older revenue records in some districts use a smaller marla, so check the deed rather than the listing.
Units we deliberately do not convert
Some traditional units have no single value, and a converter that pretends otherwise is worse than one that declines.
- BighaRanges from about 1,600 to 27,000 square feet depending on the state, and sometimes the district. There is no correct conversion — ask the seller which bigha, and get it in square feet on the agreement.
- KathaVaries with the local bigha, so it inherits the same problem. Common in Bihar, West Bengal and Assam at different values.
- BiswaA subdivision of the bigha, so equally local. Twenty biswa to the bigha in most of UP, but that fixes the ratio and not the area.
- GroundChiefly Tamil Nadu, usually 2,400 square feet, but not universally.
If a listing quotes one of these, the safe move is to ask for the figure in square feet or square metres and get that written into the agreement. Carpet area in square metres is what RERA requires, and it is the only figure that means the same thing everywhere.

Not sure what you are actually buying?
Carpet, built-up and super built-up are three different numbers and sellers rarely say which they are quoting. Our desk will read the paperwork with you.
Common questions
What is the difference between carpet, built-up and super built-up?
Carpet area is the usable floor inside the walls. Built-up adds the walls and balconies, typically 10–20% more. Super built-up adds a share of lobbies, stairs and amenities, and can be 25–40% above carpet. RERA requires carpet area to be stated, and it is the only one of the three that is comparable between projects.
Why do listings quote super built-up?
Because it makes the per-square-foot rate look lower. The total price is the same either way, so the honest comparison is price divided by carpet area — which is what we quote across this site.
Is a gaj the same as a square yard?
Yes, exactly. Nine square feet. The word is used more in north Indian plot listings, but there is no difference in the measurement.
How many square feet in a bigha?
There is no single answer, which is why this converter refuses to guess. A bigha in Uttar Pradesh, Rajasthan, Bihar and Bengal are all different areas, and in some states it varies by district. Ask for the area in square feet or square metres before you sign anything.
