Sale deed drafting
Agreement to sell and sale deed drafted by a property advocate, with the clauses that protect you rather than the ones a template happens to carry. Most disputes after a sale trace back to a sentence nobody read.
What you get
How it works
Who does it
Drafted by an advocate rather than filled into a template. The difference shows in the clauses about what happens when something goes wrong, which is the only part of a sale deed anyone ever reads twice.
What this is not
A service page that lets people believe the job covers more than it does is worse than none, because they stop asking.
- Not registration itselfAppearing at the sub-registrar and paying the duty is the registration service.
- Not stamp dutyA government charge, paid at actuals. We will tell you the figure before you commit.
- Not negotiationWe draft what you agree. Negotiating the price is not part of this.
- Not a title checkDrafting assumes the title is sound. Have that checked first, not after.
Order matters here. A beautifully drafted deed for a property with a broken chain of title is an expensive way to document a problem.
Common questions
Can we use the builder's draft?
You can, and it will be written for the builder. Having it read by someone on your side costs a fraction of the transaction and occasionally saves a great deal.
How many revisions?
Two included, which covers most transactions. Beyond that it is ₹2,000 a round, and if we are past four rounds the problem is usually the deal rather than the drafting.
